Where would you put you money to make the best rents, and make sure they are leased out for the longest time? (jobs and highest rent per FMV ratio?)

Well here is the thing. I dont have time to look, and taxes are coming. I need a property that makes rents that wokr, in about 3 months. Equity gain is not too important, but would be nice
