How To Write An Offer

Hello team,
I have an opportunity to jump on a rental property that has a good cash flow. I would like to get it from another investor, but i have no idea how to write up an offer. we have talk on the phone but he isn't willing to come down off of his initial price. he claim there is 20k equity there. (which may be true from the comps i ran) and like i said it produces great PCF. So i am willing to pay his price, but i need help constructing the offer. It just dosen't seem right if i ask him for help and i'm afraid if i don't act soon someone else may beat me to it. I have a software program with sale and purchase contracts, a have quite a few addendums, matter of fact i have a ton of forms but nothing that have anything to do with offers. is there somewhere i can go to download the forms. Will it be proper if i just wrote my offer up in a word document? Need help fast, I feel I am running out of time.

    I'm an agent. If you have any agent friends, ask one of them to download your state's basic realtor's association contract and just fill in the blanks - usually very simple. But quite honestly, you can just type a letter of intent saying how much you want to offer him and sign it. Or even a simple email will do. I'm finding that offers can be very simple. Good luck.
