Maybe you don't want to start with apt buildings. Starting out with a duplex or two is nothing to be ashamed about.
I would do more research on the areas you are interested in and first decide on an area, then learn all you can about that area, call as many real estate related people that you can and pick their brains, study the recent sales and comps and then start hunting for your deals.

It sounds like you need more people around you who are involved in REI. I would suggest to find a local REI club or two and go meet some people.
