go find a junker, an abandon, ugly no body will ever live in this house.
Ask the owner if they would sell, agree to a price, go find a buyer who rehabs properties, sell it to the rehabber for more than what you got it under contract for.
The 10 bucks is for a binder deposit, the "legal" amount to bind a contract. Although sometimes I have failed to give the seller the 10 bucks.
