What should they do in order to be paid that fee?
If they bring a property under contract to a buyer what would be the appropriate price then?
How should an agreement be outlined to protect the bird dog’s right to receive compensation?
Your question really depends on a few things.
Are you just generating leads?
Are you pre-qualifying the sellers?
Are you setting appointments?
What does it stipulate in the contract between you and the person you're bird-dogging for?
You will probably have a different relationship with different buyers that you work with. If I an presented with an appointment to sit down with a pre-qualified seller, that has a property that fits my investment criteria, I'd be willing to pay more that if I were presented with a Phone Number and a name.
The value of the property -vs- the price it can be acquired for can also have an effect on the price I'd be willing to pay.
In my market, about $1,000 is tops. If I buy the property, and it was a good lead with an appointment..
