i am a newbie and can't wait to get the ball roling. i have a prospect, a vacant, red tag SFH. i have identified the owner, and the phone #. But before calling the person, i would like to know how many bedrooms it has, how many living rooms, etc., so that i can run the comps and come up with a basis of fair price when it's fixed up. by the way, my plan is to flip it quickly. can anyone help me with this? anything will be greatly appreciated. :)

You should check with your local county appraisers or recorders office for this information. You may even be able to check it online. Do a google search for your local county website, you may just find it there.

The town hall assessors office should have all that information for you to get.

After a wile you will know all from the exterior. Square footage can be seen Window count and size , front door, back door plumbing vent stacks in the roof ect.

Sometimes I still get a surprise (the vents are tied at two wet rooms)

With square footage and windows normally it's easy to know the floor plan.

Once I bid on a house without ever getting in. Truns out the buyer had a problem with the basement being used as a slaughter house. Something about the blood oder
