For all us beginners out here, would any one like to tell us how to find Preconstruction properties? Sounds like something I might be interested in investing in.

One source of the information is the municipality. In my area, local governments maintain lists of properties that are in the subdivision approval "pipeline."

By looking at the list and selectively looking at the development files maintained by the municipality (this is public info), you could see who will be building what type of community in the area. The list and file would also give you the current status of the project which would help you get a sense of when the builders would expect to be breaking ground. Once you know the "who," you could go to the builders' websites for further info about the communities or contact them to find out when they will be starting their marketing.
