HelpI Need Some Advice-

Hi, this is off topic, but I dont know where to look for advice about this.
I will keep it short.

I rented a summer house, in NY, and then got people to take summer shares in the house to help cover the cost. I signed a lease withthe landlord, and he alllowed me in to the house to show it to prospective shares.
But was not allowed to stay in the house untill all the money was paid in full. (about 30,000 for the summer.

We finally got enough people and the last couple rushed to get me ther money becasue of the situation of full payment to get into the house.
Everyone paid me and I paid the land lord, and then we were allowed in the house.

The last couple that came in the house came out the first weekend did not want to come back and wanted there money back. This was not possible since I had already given the money to the landlord.

I asked them to help me find another couple to take their shares but they were animant that it was not there responsibility.

Do i have to give them their money back?? Since the lease was between myself and the landlord? I did not have a lease with them.

Is there a law of some sort that will mandate that I give the money back since i did deliver everything i promised??

They are now taking me to small claims court.

Please help me, I need any advise that I can get. I have searched the internet to no advail. this may not be the right place to post this, but I really need advise on where to get additional information on this. thanks.

    wow you are in a bind. It depends on your state law what your remedies could be. I suggest you speak to an attorney as your seeking legal advice. I suggest from this point you draw up a written contract between you and the other tenants to avoid this situation again. Good Luck.
