I have been learning this for about 2 month's and am ready to get started. I have some prospects from going around and taking pictures. I have been my own ant but now I am just waiting. I don't have a penny to my name right now for advertisement of any sort. Here's the question:

Does that even matter when it comes down to the deal?

    It depends on what your trying to do. You can find wholesale properties and do a double close. You could get a fixer upper and get a mortgage to cover repairs or even get a hard-money loan if your credit is in need of repair. You could bird-dog for someone that has money or the credit.

    would finding a Lendor be a good choice as well? I know of one guy who spent only $10 on a deposit for the house and he found a lendor and has gone on from there. I met a couple at a meeting last night but didn't get to ask many questions. I would just like to wholesale some junkers in my area first then worry about rehabbing later. Sounds like a good way to step in teh door correct??

    Get out there and find properties in despair - find the owners from the court house "deed records room" or similar and find the owers. Make offers and assign those contracts! Deals are out there!
