HELP...Birddog From NYC Confused Have Question On Fees I Should Charge

hi just getting started in REI in NYC my focus is wholesaling and have currently a partner mentor who i am working with on distressed seller deals

have heard different things concerning what fair compensation is for bird dogging so far i am not completely sure if i am getting accurate info for the NYC area and tri-state area

i am currently focusing on wholesaling properties but if the need arises where all i can do is bird dog instead of wholesaling i need to know what i should charge for my service

example:

1) if an investor is looking for a commercial property what would be a fair fee for my service locating 2 commercial buildings with 16 apartments generating 10k monthly selling for 1.6 million

2) another valued at 409k 6 family with rental income of 93k annual income $1300 per apt and would require some work

3) 4 unit bldg being sold at 525k apts are empty no income currently

4) 2 family house selling for 200k w/double lot allowing an individual to build other house

is there a formulaon how to charge based on what type of deal i am bringing to the such as 1-2 percent of the sales price for commercial property and 1/2 percent for residential properties

does fees vary from state to state on birddog fees is there a formula that can be applied for anywhere in the U.S.

can i create my on fee schedule for birddogging if so what would be a fair formula to use to set fees for my services
