Getting Right Financing For Cash Back At Closing

Hello! I am a first time poster. My hubby and I are trying to find financing for 80-90% of appraised value to put a couple of deals together to get us started, but are having trouble. Even the finance company with a link on the Carleton Sheets website says they will only do the lesser of appraised value or purchase price. Could one of Carleton's more experienced students please point me in the right direction for finding this financing? Our problem hasn't been that we don't qualify, just that we haven't found the right companies. Thanks in advance for all your help!! grin

    That will be the standard answer unless you go to a higher interest rate loan.
    You will have to work your way up to a lender that is familiar with investors versus single home owners.
    You can also find private investors that do loans that will partner with you, or specialize in down payment loans. The only drawback is that they will want to be paid at closing.
    You could also structure the deal so that the buy price is higher with cash back at or after closing.
    As far as lenders go, the ones listed on this site are familiar with investors, and should have what you need.
