Found 4 Possible Leads...now What?
I have located 4 different properties that have all the characteristics of a possible lead from driving neighbor hoods. Tall, uncut grass, no curtains and no furniture inside, some litter and garbage lingering around.
I have the names of the owners after looking online for the assessed values of these properties. What is my next step...contacting the owners by phone? What do I ask them about their property? Is there a form or something people usually ask owners of property like this?

The next step is to generally contact the owners, go through the drill. Tell me about the property, how long have you owned it, is there a mortgage, if so what’s the balance. Seems like a great home why is it vacant? After the explanation, then hit them with “If I were to offer you cash and could close quickly how much were you hoping to get? After their figure, take a deep breath and wait like 5 seconds. More than likely they will drop the figure. From there get much info on the property as possible and start lining up your investors. You may actually want to scout around for investors and find out what they are buying. Hope this helps.
