FORUM QUESTION: Is Bird Dogging Difficult? Do You Want Help?

I would like to know how bird-dogging is difficult to new bird dogs. What issues do you have? What information are you looking for that you believe would make your job easier to find properties and investors? What do you believe would be most useful to new bird dogs? How can your job be done in an easier more efficient manner? Would software help? Would you be willing to team up with other bird dogs on your first deal or two to learn how to do things and then go about your own business? Would you be interested in pooling your resources to possibly yield better results? Is there anything that you wish you had in the beginning that you did not have? Any sight would be appreciated. I am in the process of organizing a bird dog club in Chicago and would like it to be a genuinely good thing.

    I AM NEW TO THE REAL ESTATE GAME. I AM SEEKING AN INVESTOR TO HELP WITH THE FUNDING. I AM WILLING TO PUT UP ALL OF THE LEG WORK AND REPAIRS IF NEEDED. I WOULD LOVE FOR SOMEONE TO TEAM UP WITH ME AND SHOW ME THE ROPES.

    OK, here are a few of my concerns/questions.

    How much info does a birddog need to gather to get a fee?

    How do you make sure you get paid?

    Since a birddog is NOT a party on the contracts...How can I watch and learn to be able to do these creative deals?

    How to look up records, when I workfull time (normal hours).

    How to move up to the next levels...with confidence.

    How much and how to finance the next levels?

    Would I be willing to work with a mentor? HELL YES, actually be willing to do 50/50 splits on a couple of my first deals just to get started.

    Just a few thoughts

    ok, let me take a stab at some of the questions.

    i think birddoggin is difficult to new birddogs because there's no understanding of what info actually is the most valuable and what a "deal" really is. when there's a chance to make 10-15K on a 100K place - this may sound good to a newbie but to most investors it won't make the cut.

    a lot of investors may contact you initially when you say you will bd for them and never follow thru for you after you reply that you'd love to help them find stuff.

    what would make bd'ing easier to find properties and investors - uh ... good leads! hahaha. a car with a lot of gas, some knowlege of the county courthouse and search engine saavy.

    to make b/d'ing more efficient - no clue! there's no way to streamline the process. it's all a grind. always great to network. teaming up may work but the proceeds are so small (if any) that if you team up you must realize you won't be moving up in tax brackets the ensuing year. hahaha.

    in the beginning i wish i had a clearer understanding of what exactly makes a deal ... a deal!

    one tidbit of info about b/d. find out why people are doing it. some may be to learn to be an investor and some may be happy just doing and some may be just trying to make an easy entry ($$riskwise $$) into investing, etc ...

    i hope this contributes ...

    I think the toughest thing I face as someone who is new to the scene is finding people to bird dog for.
    It'd be great if there was a specific place just to advertise if you want to bird dog or if someone is looking for bird dogs.
    We're not allowed to do that here right?

    Great questions and since I'm completely new I could really use the help of partnering with other BDs on the first few deals. The biggest thing for me is a way to streamline the info gathering. Having a full time job I don't have the time to run to the court house as often as I would like. Being 'search engine' smart would be of great help.
