Finding Property Owner

I have found an ugly vacant house, used the county appraisal records to get the address of owner, but am having trouble obtaining his phone number.
Any suggetions?

    If you run a skip trace, it will many times find their phone number as well. If not, it will give you phone numbers of possibly relatives, etc.

    I've found that a phone number is often hard to find. Just send a couple of letters... anyone else?

    i used to be pretty good at findin stuff like this, but it's been a while since those "research" days!

    legally you can go to http://www.whitepages.com and type in the fname, lname, address, city /state /zip and hopefully it comes up. also, there's a way to milk google for that info. like if you put your phone number into the search field, watch what happens ... your name and address pop up. there's a way to do it in reverse .. put that info in and get the number to pop up as well. try a few things and see.

    the first place i always check is http://www.anywho.com

    you can search by last name and city and find relatives.

    Your best bet, is the use the book and page city hall gave you, and hunt them down that way. It will be your best bet

    To get current contact info for property owner (which may or may not include phone number), go to municipality and see what their records reflect for tax billing address and owner name, or owner representative (in the case of a POA or court-appointed representative). Once you have an accurate mailing address, you can send a letter and then try to connect the mailing address with a phone number. PM me and I can give you a website for phone number look-up.

    This may seem a bit aggressive for most people, but I have actually mailed offers to the owners of vacant properties. You have your due diligence period and contingencies and all that, so what have you got to lose?

    In canada i use www.411.ca. rEverse lookup helps alot.

    Now how can u find relatives info...eg the owner of the property has passed away?

    I just had the same problem, plus adding to that, the person's name was not spelled correctly in the assessor's records...but I found them. I did a reverse look up on the address, which gave me a relative living in that house.

    There are some web sites that may help. Some of the phone directories such as "switchboard" or "anywho" automatically allow you to link to some of these when a person can't be found.

    Some of these more powerful websites show info that is available without revealing the specific info since this requires usually a small fee. I know there is at least one that will indicate whether there is a phone number.

    Hello JRODD,

    I use Google to search for phone numbers and addresses by entering the search this way:

    FirstName LastName State

    ...as in...

    John Locke Nevada

    Try both the state where the vacant property resides and the state where the owner currently lives (if different).

    You may either find their address and phone number, or they may have a website, or they may have been mentioned on someone else's website.

    You can also search for their address, as in...

    "564 Hickory Creek"

    Using Anywho, you can search for everyone in a state with the same last name (hopefully it's not Smith), and call everyone on the list to see if they are a relative who knows how to reach the owner...and hopefully they are willing to tell you.

    If the owner is local, you can go to their current address and knock on their door.

    You can go to their vacant property and speak with the neighbors. They may know how to reach him/her.

    You can use a Criss-Cross directory and call the neighbors around their current address. Keep in mind, the owner may not be too happy with you for calling all of their neighbors, but if you are tactful and/or anonymous, it can produce results.

    You can send a letter to the vacant property with "Address Correction and Forwarding Requested", just in case they are using a different address than the one listed in the public records.

    You can also search Google for "Skip Tracing" or "Skip Trace" and you'll find many other ways to locate someone.
