Finding Distressed Properties

I realize that the key to real estate investing is finding distressed properties. What I'm not exactly sure of is how/where to find these properties. Thanks in advance for your replies.

    You may be overanalyzing the term. I suppose "distressed" could have several meanings - either the owner is distressed or the property is distressed. I'm not sure what meaning you put on it.

    To find distressed properties, drive/walk around looking for ones that are in bad shape compared to others in the area.

    To find distressed owners you could try the foreclosure market, divorce filings, estates, etc.

    Maybe clarify your question if this is not the answer you were looking for.

    I guess I should be more specific. What I really am wondering is a good, efficient way to locate motivated sellers.

    I will definately try the methods you have suggested. Is there any other advice you could give me on this subject?:-?

    "I buy houses", in the news paper on bandit signs and on business cards has worked very well for me. Most people that call are not tire kickers and realize that you will not pay FMV for their house.

    How do I find owners of the property when I locate it. I have several propeties I ma interested in that are either tenant owned or the or the ocupant is beating the house down. I want to find the owner.
