Finding Comps

Hi,

i have problems comparing a property i am interested in with other sales on the same street. I can lookup recent sales on domania but i have no way to find out if those properties were in a good shape or needed a complete rehab, if those sales were foreclosures etc. So i don't know how to determine if what i am looking at is a good deal or not.

Please, advice, i am going in circles trying to find my first investment property .

    Hop in the car and drive around the neiborhood.

    talk to a realtor. some work with investors and just ask them to pull some comps for you. you might have to buy them lunch from time to time, but any willing realtor can pull them for you.

    There is a company out there called Pirate comps and they will give you the comps. Also make friends with your local title company. They have comps for you. Also ****Must Reach Senior Investor status before posting URL's*** Hope that helps.
