Financing Your First Deal
I am a college student trying to get ahead and I have not yet bought a house,actually I have just begun looking. My question is, when you go for a first mortgage do you need a cosigner if the house alreay has tenants or can you get by without a cosigner. I do not have 20% to put down on a house, I would I have 5% for the houses I'm looking at. 
Have you called around to a bank that you have a relationship with to check on their loan lending criteria. As a college student and I assume with a limited credit history, it might be in your interest to get a cosigner. But check around to be sure. Kudos on taking the initiative to get out there while still a student.
I have not yet checked with any banks but it is on my to do list and will get right on it. Thanks
