Court House Auctions

First I'd like to thank all you experienced investors for putting up with the same newbie questions over and over - my hat is off to you - you make this a great community -
Up until now it was my intention to buy REO but I am quickly learning that most of them seem to be going for retail - so now I think I have to back it down a notch to the courthouse auction ( I really don't want any pre-foreclousure at this time)
so I have lots of info giving me the sales and the tax appraisor's info on the house and can look up comps - BUT - apparently you do not get to go inside prior to bidding? and what about this lien situation - what exactly do you do there - I thought Here in florida the seller had to give you title insurance so you didn't have to worry about existing liens? - but probably not in a sale like this - so what are the proper steps in buying t the courthouse confused
