I know this is way way off base but is there a way to add a fireplace of some sort to a house that was built without one.

one of the best ways to add a fireplace to an existing home is to add one of those hearth/mantel covers and a gas log ventfree firebox. These range form about $500 to $1500 in costs, depending on style, size, etc. plus you'll have to add in the costs of getting a tank and tubing installed. There are electric models available as well, though the costs of using them are high (and they're not real fire).

Keep in mind, that most appraisers only add in about $1k for a standard size fireplace. So if this is for an investment property, it may cost more to install than it adds to the value of the property.

    Deer Mr. Lee,

A fireplace to be added. Not a problem. I suggest a brand called Superior. There are many, they are of course all metal. You pour in a foundation be sure it is level. Then you attach the fireplace to it and frame it in. Then bricks or stucco or whatever turns you on. Gas line so you don't have to use matches. Perhaps a nice mantel and a hearth and there you are back in time, staring into the flames.

There is a trend of late in modern arch to not install a fireplace, but use as the family assembly point an entertainment center. Very nice, you all group around and look at tele. You are going to do this anyway so why the fireplace.. Well perhaps you have an old Musket you wish to mount above it and one of those funny mirrors the coloniels used. You look into it and it gives you an expanded view of the entire room. Sort of handy if an Indian walked in with Tomahawk in hand and a copy of Simon Girty's manuel in the other. But times have changed and so has family interaction. We no longer group in front of a fireplace and wait for the Salamander to appear. We are too busy looking at the Alien and 7th Heaven etc. etc.

Its up to you Lee. cost of fireplace installed by local qualified person about $3,000 do it yourself about $,1,300.

Thanks everyone, I found a house that I simply love, for my wife and I. 3/2, eat in kitchen, huge bay windows off large great room, inground pool, sittin on almost an acre, laundry room access from inside house, but NO FIREPLACE. And to my wife, everything else is null and void. She would not give it a second look, you know like we are millionaires already. Anyhoot, I wanted to find a way to have a simple way of putting one in if we purchased house. Found a couple of companies, one superior and the other jetmaster.
    Thanks again.
