I've been reading through some of the topics on this forum and find some of them very educational and others just plain confusing.

Right now I'm taking classes up at our local university here aiming at taking some structural engineering classes.

I'm aiming at doing something in the field of land development. I live in the heart of Alaska and there is so much empty cheap land it's insane. People are constantly moving in here, and over the course of the next 10 years, the military is flying in 3,500 more families in our city for a new force up here. (The missile defense project.) They don't have that kind of military housing on base, so they will need to find places to live and I think now is a good time for me to start knowing what I'm going to do in the future.

I thought I knew the basics about what I needed to do, but the more I read in this forum, the more I know I'm completely lost. There a few things I'd like to do...

1) buy land, develop it, get a construction loan, build the house, sell it.
2) buy land, develop it, get a construction loan, build the house, rent it.
3) buy a house, fix it up, rent it
4) a combo of all the above.

I guess I'm just trying to find out what are some basic resources I should start with to look at to know the exact route I should take. What kind of capital I'll need before I start, what I'll need to know and other things of the sort. If anyone wants to point me in the right direction from here, it would be greatly appreciated.
