Can You List Before You Close?

Can you place a house for sale on the MLS before you close on it ,if you have a contract to buy?

I assume you could with the current owners permission, right? Has anyone had success making a partnership/split agreement with the seller? How would you make that sound more appealing than a standard RE agent listing? Since exposure on the MLS is so helpful, even with the flat fee mls services, is there anyway to take advantage of that before close? Thanks!

    Most agents will not put a property in MLS if you do not own it yet. Only a listing agreement signed by all the parties in title is enough to put the property in MLS - otherwise the broker exposes himself to a whole variety of potential legal problems.

    Yeah this is not a good idea especially if you are using a lender. They have access to all this stuff and it will look like you are flipping the proprety, which in a lenders eyes is a big "no-no". That could definitely get your loan denied.

    you can list in the newspaper or other similar add devices to "fish" for future buyers.............km

    I agree, I would try to find potential buyers on my own until closing. Anything could happen before closing and things could too messy.

    A purchase agreement gives you equitable title which gives you the right to sell the property.

    I have two properties listed on the MLS right now that I don't own. I plan to double close when I find a buyer.
