I'm sorry if this is a dumb question, but If I find a property that I think an investor would be interested in, how do I find a investor?

    Short answer: REI meetings and calling "we buy houses ads."

    I think it would be best to find your investors before you find the properties and ask them what kinds of properties they're looking for. I think this would reduce your number of "dead leads."

    A great investment, if you're thinking of birddogging, is JohnLocke's Birddogging book. It answers every question you might have.

    That and reading any number of books on real estate so you can better understand what to look for in a deal. This site is also a HUGE resource for information. I just started doing this a few months ago and although when I started the leads were not great, they have gotten progresivley better and I have a loyal core of investors. Next I'll be moving to flipping contracts. But nothing works better than getting started.

    Oh and if you do, your gonna make mistakes. Sometimes people can be outright mean. Thank god I have a thick skin (particularly around my neck!! HAHA!).

    How did you get started and what's the best way to do it. I have gotten a lot of information but it gets confusing after awhile due to the mixed conversations. I do understand that birddogging is a good start. That is why I asked for info of how to get investors. The ones around here don't want to work with me. I don't know if I can go out of the area of not, or how far. I have tried finding out what they want but they do not respond to me very well.

    I live directly in between them both. It seems that the investors that I have came across want areas closer to downtown Cincinnati and Dayton. If they go anywhere else it definately is not in my vicinity. But even the ones that I have found have not been very helpful.
