Bird-dogging

Okay, here's the deal. I want to become a bird dogger. I'm new at this but everyone who wants to buy a house (family, friends, etc), wants me to find out what I can about the property. Sooo, I find out stuff from Govt websites as far as size of property, taxes per year, appraisal, etc. I basically do a property search for free, not a big deal as they will find out anyway if they purchase, right? The point is, I love researching and finding things. I enjoy it. BUT, can I get paid doing it, and if so, HOW DO I START oh oh

    Very Important! First of all, as a "bird-dog" you are generally trying to find properties for investors, such as, wholesalers, rehabbers or the such-NOT family friends etcetera!!! Otherwise you are a real estate agent and should get a license. To begin, you need to find your self some serious investors to work with. In the midst of your research you can always throw friends and family helpful information to help them aquire a forclosure property, but your main object is to find viable properties for your investors as a "consultant".
