As a bird-dog, you will (If successful) be finding several properties with different investment profiles. Most investors will be working in a niche that they are intimately comfortable with, and will only be interested with the properties that fall within the investment criteria that they have provided you with.
What to do with the other properties? Find other investors that want those types of properties!
I would never offer exclusive services to an investor. Your fees should be negotiable, and dependant upon the amount of research you've done on an individual property, and the accuracy of the information that you provide.
If you are the best in your area at what you do, you will be in demand, investors will be calling you for leads.
With regards to finding the investors, to bird-dog for, find a property, get it under contract, and call the "I buy houses" ads in your local paper.
