    I think this is an AWESOME request!!! Anyone have any ideas for us newbies????? We are at least smart enough to know we want to keep things Legal and in Writing!

    Before you posted this Agreement that some member might take to heart and use, did you do any of the following.

    Check that this Agreement would be State Specific in all 50 states, plus see that it did not violate any Statutes that could lead to problems for the user.

    In other words there are many Agreements on the web, some could be written by an un knowledgeable person regarding contract law or know all the various State Statutes regarding real estate.

    The wise person always chceks the validity of their Agreements with learned professionals, even starting off as a Bird Dog.

    well I just took it for granted that it was a valid Agreement since it was originally found on THIS site. I wholeheartedly agree with you that you should NOT take it for granted, and SHOULD have someone check over any document to make sure it is legal! I did a little revision to the agreement for my needs and am taking to one of my investor groups and have my RE agent that I work with to make sure it is legal and will work for me! Thanks again for your input and looking after us baby birds!

    Look at it this way, this is the second time someone posted the same Agreement that may or not correspond with various State Statutes and always should be reviewed to make sure it compliance so the person using it stays within the law.

    Just pointing out that everyone should use caution when using a Generic Legal Form off the net no matter where it is posted.

    where do you suggest i go to locate a state specific bird dog agreement? or should i take a generic one to an re agent and have them look at it?

    Glad to meet you.

    The first thing out of a real estate agents mouth will be it is illegal to Bird Dog real estate, so I would suggest not to waste your time.

    I have one in my Bird Dog E-book, but I even say have an attorney review it so it is state specific. It covers all the points of law that are required to be covered in an agreement, but still always check.

    I wish the ole hand shake were still alive and well and basically this is what it boils down to. If you find an investor who that will work with you or you are willing to work with the investor, then you will know very quickly whether you need anything, but that good ole handshake.

    I submitted my information to lending tree. I had four offers within two hours for a fully conforming loan to refinance my primary residence. The Lending Tree on-line application has a space to fill in the cash out amount you want.
