Assign Or Bird Dog?
Scenario: Owner willing to negotiate on home valued at 385K. Owner paid cash for home. He doesn’t sound very motivated right now but he’s interested, he has just retired to Wisconsin.
The plan is to offer him 300K for the home with the promise to close in two weeks and thereafter assign it to someone with the capital…
What would be a reasonable assignment fee for this deal?

if "he doesn't sound very motivated" i doubt if he will accept 300K. i would work on that end first. if you can get him to take a 85k discount, assuming the home is in good shape, you will have no trouble assigning and asking 20k+-...........km
p.s. don't run it two tight. i would ask for a least 2 mos. and go from there.
