Appreciation Values: I Can't Find The Data: Please Help

I have been looking all over the place to see what the Appreciation values are for my area. Is there a place that you all know of that I can find this information for my city, zip code or county.

I am also trying to do this so i can narrow the area I want to focus on.

If ANYONE knows, please post. I am really having trouble finding this information.

    If you do a google search with "rates of appreciation", "housing" and the particular area you're interested in, you may find some data. Failing that, what I would do is pull historical sales data (say 1-2 years worth) for an area and compare it with current sales data for that area.

    Thank you very much for posting your relpy. I have done the search you recommended on google. The only information I can find is MSA data for the entire St. Louis Area. I am trying to narrow my focus on either a City, Zip Code, or even a subdivision.

    Does anyone know where I can find property appreciation for a specific area, not just the general town or state??

    Does anyone know if MLS can pull appreciation values without having to disect all of the data myself??

    I am new to investing and trying very hard to learn.

    Is this question just a "bad" question? Is there not an easy answer? I have asked everyone I possible know, and still I have no idea.

    I see many people viewing the post, so either many people want to know, that don't know, nobody knows, or it's a bad question.

    If anyone knows, or has any input on the matter, it would help.

    Here is some information on Chesterfield which is close:

    This is according to real estate agents in your area. There was no specific data for your city but you should search for data on Wildwood, Chesterfield, Manchester, etc as their appreciation will effect yours (seeing as they are all next to you). This is fairly reliable though since generic data on St. Louis puts the appreciation at 6.5%.

    In the upper right corner you have a "Home price calculator" which is great. You enter the sales price from the last transfer date and it gives you what the home should be worth based on appreciation.

    Of corse the data is available in other formats as well.

    Frogger - Thank you. That link you gave me seems to be good to determine the value of the house.

    Do you have any information on determining the value of an area, like a town, city of subdivision???

    The Office of Federal Housing Enterprise Oversight (OFHEO) publishes historical data on housing prices for Metropolitan Statistical Areas. You are very likely to find that you are in one or near one. You can locate this data using a GOOGLE search with keywords "Metropolitan Statistical Area" and "HPI".
