Advice: Investing In Mutli-Family In Indiana

I posted this topic last night. But it was deleted due to title being in caps. I apologize.
I currently reside in California and am very interested in investing in a multi-family unit in Indiana. I was working with a Property Mgmt Co in finding the property. But decided it was not the best company due to their fees being 30% of my Gross Operating Income. I would be paying them more than putting money in my pocket monthly. So now I am in search for a Realtor to represent me as a Buyer and help me find the best investment.
I have a couple of questions:
1) Any advice on out of state investing.
2) Any good Realtors in the Indianapolis, IN area.
