A Little Scared!
Ok, let's try this again. My last message got deleted...something about soliciting, but I was just asking for help in my area. Sorry guys. Maybe I should rephrase...is it better to try to find sellers or buyers first? It's been a real toss up for me. My first ad was a bust...NO CALLS! Please help! :-o

I usually do a little of both. Try to incorportate the two, Buyers are usually a little eaiser to find than the sellers, but don't spend all your time looking for one or the other.
I think that the best thing for me is to flip/assign a couple of properties first. I say this b/c I have a ok credit, but no money at all, so I've just submitted my app for loans to see what I can be approved for. So, it should be easier to get buyers than sellers? And should I try to put a house under contract although I haven't secured a buyer? I think that's the main thing holding me back.
