I have a client that is a few days from foreclosing, i need to know how do you stop the sale in that length of time. when the property was given to me, what can i do.

Contact the mortgage company that is foreclosing and tell them you want to make them an offer on the property and ask them to postpone the auction.
Get in touch with the Loss Mitigation department. Who is the mortgage company?
get an authorization to release information signed..fax it along with the BOA and your pre approved proof of funds..cash is king all the time, in my opinion, especially the closer one gets to auction block..i havent had much luck getting creative so close to the auction but having a small bag of tricks to propose to the lender never hurts..
