25 And Need Guidence!

I am 25 and I am broke! I have the carleton sheets program and have read the rich dad poor dad books and i only understand the BASICS from those programs, they are not detailed enough. I don't get how to get started from where I am now. I am married and have a 1 yr old and a new born! i desperately want to do this but just don't understand the best way to go about it rolleyes

    Arkansas huh? cool, I have relatives in star city and little rock. I also am married and with a 3 year old and a 1 year old, im 29. also had back surgery this year and will not be able to return to my job, I hear you, life is rough. ok so lets try and figure out what you can do. hopefully somebody with more experience will come behind me and give you some advice, but since nobody is yet I will give it a go. The first thing I did to was buy the CS course. its good, may not be as easy as he says but good information that you can use. I would first try birddogging. its easier and can make you some quick cash if you know what you are doing. go to the nearest REI club and start networking. find out what people are looking for and go out and find it. charge a modest fee for your work and it may start adding up. If you are not wise to real estate values and comps then start checking out books and talking to realtors. find a handy man that can give you good estimates on repairs of any place you may find to give to your investors. while you are doing that try and purchase a home for yourself any way that carlton mentions. I dont know your area well enough to tell you which method works better so try them all untill you find one that works. once you can get your own home that will set you up to do more. take out helocs on it when you have enough equity, use that money to start investing for yourself, but keep birdogging. look for motivated or flexible sellers, if your town has none go to the next one. alot of what you are going to do will be trial and error. just make sure the errors are not to costly. try all this and then report back with more specific questions. my 2 boys are the biggest motivators someone can have. I am having 2 homes built and am about to close on 2 small sfr for renting. I also decided to get my realtor liscense and work for a well known local realtor. I am doing it, so can you. use your family as a motivator and you can do great things. oh and one last thing. try and find a partner. you will split the profits but that doesnt outway splitting the costs and the headaches and the work. good luck, let me know how it is going.
