1031 Exchange

I currently own a property along with my spouse and another married couple. We have decided that now would be a good time to sell the property. For our portion of the interest in the property (50%), my wife and I would like to complete a like-kind exchange. The other party would like to come away from the transaction with cash to purchase a primary residence. Can this be accomplished?
