Need Advice On Large Aquisition Structure

Hello all, I work with a large developer who is currently about to release property in the S. Florida area that is $60 a square foot under market. I know this is an excellent investment for a larger investment company to buy and hold. I want to sell multiple units to them. How do I find such a company and what would be the best way to approach them with the deal?

    Offer it to a REIT that specializes in that type of property. They are usually cash buyers and can close fast. Have an atty draw up a broker fee agreement and make sure that whoever you deal with will honor it IN WRITING.

    What is the market rate per foot?

    Are these units not built yet?

    Given that the market is in decline why do you believe that in 12 months when the units are on-line prices will not have declined even further?

    Commercial lending and residential lending are two totally separate animals.

    Just know that in residential the borrower is the main qualifier and with commercial it is the property or rather the income the property produces. Seller financing is allowed in commercial as are assumptions. Pain in the rear is subjective.

    In residential it is common to find 100% financing. In commercial it is rare unless you have a stellar property, cross collateralize or give up equity.

    Well none of that really comes as a surprise. Nevertheless I do thank you for your advice, and will see what I can find in the area of partnering up. I really wanted to avoid it, but if I can find someone or some people with similar goals, it shouldnt be too bad.

    Still, I got enough free time on my hands right now to keep looking.

    I was reading your posting along with the replys. Do to your geographicall location I would be more interested on investing abroad. The real state on the US is low right now. Australia has a booming real estate market. I have some associates who are just racking the market. Research Australia.

    HSE, Try talking to property management companies about any owner who might be willing to sell is a good way to get solid deals without much competition.

    Unfortunately, the above post has been edited because I had put a phone number in it. My apologies as I have seen other phone numbers posted when people are actually asking for help which would require a partner, or partner financing company.

    We are interested in JV partnering, and/or providing very high LTV financing for either our own properties, or yours.
