try going to the county clerk. Find property owners that have land that meets your criteria and them mail them offers to buy or develope with you. I think your chances to find that owner will increase dramaticaly! Good luck and happy investing.

Home equity line of credit? Have you used cash advances on your credit cards? Friends/relatives? Those are probably the easiest. I guess it depends on how much you need.

We have tried family, friends, and we are "all in" with unfortunately no personal resources. We have even offered a very high return with additional incentives on the back end. So close we can taste it....

How about selling assets - eg. sell your newer car and buy an old one? Can you pawn jewelry or other valuables for the short term money?

How much are you trying to raise - you inferred a small amount of money?[ Edited by finniganps on Date 09/26/2007 ]

We need about $150K, can go lower, $50K min which I can secure via a closing by end of year. All personal assets are already stretched to breaking. The bridge loan for $6M is secured by land worth $18M min. Do you think we should go back to the bridge funder? We need the money to fly in the lender for the site visit, retainer fee, escrow deposit on closing costs.
