I recieved a propsal for a building that I would to lease.
What rate/percentage discount can I ask for off of the Lessors street rate.

It is great that you like the building, but most importantly, are the numbers in your favor?
As with any Real Estate transaction, or any transaction for that matter, research comparables (the area).
What are nearby tenants, paying, what is the rent/sale/lease spaces going for? Base your negotiations on hard facts.
It may just happen that when you ask around, this may be a good deal, or better yet, by asking around, you may find something you like better and at a better price.
