Gas Station Bussiness Good Idea In Pheonix/AZ?

I was wondering if any one has any pros or con in running a gas station in Arizona/Pheonix. I see a lot of them selling makes me wonder if there is some reason behind it. Also I see lots of Marathon gas station closed and the lot is boarded up and fenced. I know running it gas station is hard job. Thanks for your help. curious in pheonix about gas stations :)
