Title Search For Foreclosure Property ( Foreclosure By Power Of Sale)
I am new to the foreclosure investment and will like to learn from exper like you guys. I had going to the doorstep of court to learn how to buy house at foreclosure by power of sale. The property I am interested is at Gwinnett County, Georgia.
My question is how do you guys do a title search in order to make sure the foreclosure loan is the one who has first claimant and not the junior? How do you find out if there is Federal Tax Lien in the foreclosure property?
I know I can go to website and looking for all the deed in record, but how do I tell if the loan has the first claimant? Just by date it record? If there are two loan and the bigger amount of loan will be the first claimant? If there are prior loan before the loan that is going to foreclosed, do I just make sure there is a quit claim deed in that prior loan?
Anything I need to pay attention to?
