Lease With Option To Buy In CA.

Im doing a short sale, but homeowner wants to rent/lease back. My investor (paying cash) is ok with this. My agreement with investor is 50/50 split on the spread (short sale). So...if the spread is $40K



a. how do i structure this - do i ask him for the 50% of spread? is that fair?

Short Sale - Acquiring Grant Deed

Can any Short Sale Pros point me in the right direction the right and legal method of acquiring the deed from the Homeowner? How to explain properly the Why behind this strategy? or Do I even need to do this? Properties in California...



Scenario 1 - Using Transactional Funding ( A-B will close, then B-C to close after 2-3 days ). In this scenario, I need to have the Grant Deed from seller so I can market to 1st time buyers and avoid seasoning requirements.



Scenario 2 - Using Own Funds to close A-B transaction. I still feel that Grant Deed is necessary to avoid seasoning requirements for the end buyer unless its cash offer.
