New Agent Needs Help

im a new agent whos interested in providing creative ways for my clients to get into their homes & investment properties. Are there any agents out there that can help me in (1) how to start up a healthy agent/investor relationship (2) knowing how to look @ a listing off mls and tell whether or not it will qualify for a good agent/inevestor (win/win) transaction....i mean expired listings & FSBOs. Any advice would be greatly helpful.
