How Do I Attract Billboard Companys?


I own a piece of land in a slowly growing area. Within walking distance from the land is a Food Lion plus some other shops etc. I’m not able to build a house there because the land wouldn’t perk. I would like to know will I be able to have a large billboard put on the land instead of the house? I’ve been thinking about what advice I’m liable to receive and I can see check with the local authority coming out lol. My other question is how can I advertise this sucker to various businesses? I’ve performed a google search and emailed a whole bunch of companies. I’ve considered running an ad in the paper as well. Now I’m thinking about putting my own sign on the land something along the lines of “Your billboard here call ######”.

What do you think any tips?

[I wanted to add this. The billboard idea came from a poster on here a couple years ago. Companies are willing to give you $700-$2500 rent for your space!]

Residential To Commercial


I am looking at a piece of property (18 acres) with an old farmhouse on it. The house would need to be torn down. I am interested in the property because I would like to build a single family residence on it.
The property is PROPOSED to be rezoned from residential to commercial. What are the implications of this? I would think a parcel of land zoned commercial would hold more value? If that is the case I may still be interested as a buy and hold investment.

I have recently inherited a commercial property in Orlando in a high traffic area. The property is currently rented out and the renters know that the price is way under market. They are wanting to sign a long term lease and I need to know what to charge. I have never done this before so I have no idea what the "going rate" per square foot is. (Need Advice) *Creating A Business District

Non Profit For Affordable Housing


H all,
I have a question that i am hoping someone here can give me some ideas on.
In my area affordabel housing is pretty much no exsistent. And i am talking about housing for middle income people.. not seciton 8 or lower income there are pockets for them.. But for the person making 60 -80K a year there is nothing.. So here is what i was wondering.. Can a private company.. ( i would think i would use a non profit) purchase land and build house on it.. but only sell the house.. on a land lease. and in that land lease stipulate thatn when the person whom owns the house goes to sell it that they can only sell for a certain percentage over purchase price. or maybe certain percentage under FMV.. I have read that 2 suburbs of Chicago are doing this.. but they are a govt establishment. I was wondering if it would work for a private company. Also if then there could possibly be any grant money and /or tax incentives for such an endeavour and how i could go abotu finding out about them..
I am not lookingn to develop huge tracts in this manor.. but smaller in-fill lots that i can do for a density variance on .. and give decent working people an oportunity to live in a great neighborhood with great schools and still be able to afford to live.

Vacant Land, No Road Frontage. EGRESS?


I`m looking at some acreage without any road frontage and I know up front in this rural county I won`t be able to obtain the required county Heath Dept septic permit without frontage. I will not ever be able to build a home. Build a barn , shed, garage, farm the acreage, park a camper on it, hunt on it --- YES I`m told. I am Okay with this. Owner of acreage says that he does not recall if and where deed to his property specifies access / egress. My question is, should I even bother to buy acreage knowing that egress is a problem? Isn`t egress / access guaranteed by state law?
