The utilities on the home are FEC Electric, Coserv Gas, Severn Trent for water and trash/recycling is picked up on Wednesdays by CWD. I replaced the outside a/c unit last summer with a 3 ton unit. The cooling bills are very low as they always have been here. I usually have a bill no higher for electric than $160. My last month's bill was $151 and I keep it cold here as I work from home. I have reduced the price to 161,000 to allow for repairs that I know are needed. The carpet in the home is original and although it is in good shape, I wanted to reduce to allow for that expense. Part of the fence in the back of the home has been replaced but the sides need to be replaced now as well. During our last storm, I noticed that there are some shingles missing. I had an inspector check the roof. He advised that it is still in good condition as far as seals, tar paper, etc.. Shingles do need to be replaced. I had renters in here who have done quite a bit of damage such as, paint spill in the garage-garage door works, but not the electric part. Guest bathroom door has cuts across the top. Office/bedroom in front of the home has damage to the french doors. Garbage disposal in kitchen broke and renters let it leak underneath causing damage to the cabinet shelf. Garbage disposal was replaced, but damage is still there. Mini blinds need to be replaced in some windows, but windows themselves are still in fantastic shape. The house was painted last month and the painters have paint drippings on the carpet. With all of that said, this is a great neighborhood with many amenities. We have two community pools and lots of parks for the kiddos. Two elementary schools and Middle school and High School. We are not in the city limits and fireworks are gorgeous here and the neighbors are friendly. I am asking the buyer to pay for all closing costs since the asking price has been reduced.
