What Is The Better Place To Invest? NV Or CA?

eastbiz profile photo

I am looking to to buy warehouse/office building either in Southern California or Las Vegas, NV.

I am looking for some good deal, but what I am trying to figure out which area might appreciate better in the future.

How far into the future are you looking? 2 yrs, 10yrs, 15yrs?

I think most real estate professionals would be hard pressed to say that California (especially in the metropolitan areas) would not surpass Las Vegas, NV in the long run in terms of market appreciation. There is too much population, employment, and commerce and too little land not to mention the fact that the income tax situation over there may change unfavorably for taxpayers.

Stick to California if you can find quality property and if you need financing on these deals or equity partners on these deals let me know. Just look at my contact info in the profile.

If you have decided on California which is the better choice, I would highly recommend you look further than the Southern California area. There are some great deals to be found in Northern California which I think is a better market (Sacramento, Placer and Solano counties). Cap rates are betterand investor demand for properties has remained strong.

Thanks for good tip. Yes, I saw better deals in Northern California. Another thing I am really deciding is if to invest very close to the place where I live or in remote locations. Please share your experience if you invest close to your home or in other cities...

contact your local remodelers association and ask for referrals. www.ServiceMagic.com is another source for multiple quotes.
    Good Luck,
