Pros/cons: Becoming A Ageent/realtor

hi everyone...coming back to the group here after a bit of a hiatus. i orginally had private investor interests when joining, and now am strongly considering becoming an agent/realtor. (can someone state the difference, if any, between agent and realtor?) so, in addition to gaining more real estate knowledge, i also want to earn a good income as an agent/realtor. additionally, i want to be an agent/realtor that is open to working with investors, and also want to maintain opportunities to utilize creative financing when (if) possible. any thoughts, suggestions, advice is appreciated and considered. i am in carroll county, virginia, and may consider obtaining a north carolina license as well since i live near the border of both states.

    rhonda, yes, thanks for your insight...quite helpful! i did take the real estate licensing course, and eventually decided to follow my interest to become a real estate investor instead. for me, i lean towards thinking out of the box more, and not having to follow office rules, protocol, etc. i know as an investor you have to follow rules as well, but it seems you have more flexibility and more freedoms than do agents/realtors. i think for someone that wants to work in a more conventional setting with some freedoms, it might be a good fit.

    Hello,I am a Broker/Owner/Investor in Melbourne Florida. I chose to become my own Broker vs.working for a franchise or someone else! I find it provides me with more leverage and advantages because I can do my own investing and also have the competitive edge to assist other investors. I also make extra income as a Broker. I am not interested in building a Brokerage firm with Agents,but being a Broker provides all the other advantages. I highly recommend it....

    make sure you have a co-tenancy agreement if held TIC, or some other form of agreement that document rights and responsibilities.

    I am receiving mentorship from a "College" based out of Arizona. They offer the full spectrum of Real Estate Services. They have their own bank for financing students into deals, a tax strategy dept, legal services dept, and business development team.

    It has worked well for me, here in Hawaii.

    i think a mentor offering their skills and expertise out of good will is really nice...if/when you can find one. but, in reality, i believe someone qualified, experienced, and skilled in their profession deserves their fee for their time and advice. when someone mentors, they are using time that might normally go towards their own real estate research, prospecting, etc., etc., and instead would be devoting their time to teach the student.

    As a mentor, there are ways to teach and receive making both happy. Example, I buy tax liens and show others how, in turn they are one of my bidders and I end up with more property and they experience the process without spending their money. Same can be done with flips, show them entire process and have them help with the rehab...
