I Need To Know If A Lot Is Buildable
Does anyone know where can I find out if a lot is buildable.
I am interested in buying a lot located out in the country side, 20 miles from my house. I need to make sure that there are not restrictions as far as building a house on it.
Any responses will be greatly appreciated.

Check w/ the Planning Department, to verify the zoning, and if the zoning can be modified.

A few more things to check (other than just zoning):
- wetland;
- 100 year flood plain;
- ingress/egress (is there a road on at least 1 side of the road);
- easements (e.g. power line);
- EPA issues;
- value.

Well and septic on a small lot- that is not a well I would want to drink out of!

Answer to question:
1) Due Diligence.
2) What if you were buying the property?
3) The proper way depends on what you want.
4) Town subdivision approval comes with the ability to construct if you pay for the building permit. The developer of the subdivision had all plots approved for new construction of its intended use. Please refer to answer #1 just in case the subdivision approval has been amended for change.
