I am researching a property that is rather large and has a steel mill next to it. The water board had intended on procuring the property but when it found out or heard that the grounds of the property next to it may be contaminated due to the steel mill next to it. Is there anything I can do to still purchase the property. Plan to convert that property from a factory to a multi-family (>100 families) units throughout that facility. Is there something I can do to resolve this issue? Please help?

    yes, either get the property under contract and hire an environmental firm to do what is called a "Phase I" environmental report, OR tell the seller to provide you with a Phase I report. This report will tell you what contaminants impact the property directly (soils on site) or possible issues from next door.

    This is a very common report so any geotech or environmental firm ought to be able to do it for you.
