You should seek out an investor in your area to assist you out of your situation. You might email the moderators and ask them for a referal if you don't know of any in your area.

BK law is pretty much to the effect that if you did something today with the house, that action/conveyance by you, would NOT be set aside by the BK Court.

e.g. let's say you deeded it to Bob Buyer today. The BK court would probably not undo that deed when you did file, next month or so.

I would check your advertising, something about it isn't getting the attention you need or want.
Second, get the word out, contact beauticians in the areas you want to invest in, they know everything about their clients. If you make it a point to let them know you will compensate them for a good lead so much the better, they may even allow you to leave your card or a flyer. Attorneys, especially bankruptcy attorneys are another good lead. I hear from one investor that he gets three leads a week by having "we buy houses for cash" letterd on his car smile
Get creative, go public, read guerrilla marketing by levinson.

Thanks! I was thinking along the lines of finding a list somewhere (not compiled, but one I can make with some sort of legal filings). Am I out of luck in this department?
