it totally depends on your rental market, for economy rentals, including sectino 8's; we only use fibreglass/plastic tubs with shower enclosures; they'll last long enough and are durable enough that if they are damaged the security deposit will cover the replacement.
for some expensive homes we install much higher quality items in the bath an kitchen. Not only do they hold up better in the long run, they are more comfortable and enhance resale value.
How about kitchen counters for middle range rental, what kind of material? I had seen some compressed wood counters that looked really bad with some damaged.
For bathroom floor, and kitchen floor, tile or linoleum?
Here's a fiberglass cleaning tip. SOS pads work great. Removes soap scum. As we all know some tenants never clean their tubs so you have to do it when they move.
Warning: Don't use SOS pads on porcelain!
I'd go with the fiberglass. My tenants don't deserve porcelain and they're not paying enough to justify the cost.

For rental properties I find that One piece Fiberglass units work best and for me have been a lot less expensive than ceramic Tile replacement.
