DO ANYONE OUT HAVE EXPERIENCE TRACKING DOWN OWNERS WHO ABANDONED THEIR PROPERTY?

If anyone has experience tracking down Owners who either had abandoned their property or no longer lives on the property and if so, please can someone help me with a standard letter for mailings.

    You should be able to look up the tax records for the property. This will show the current owners address. Mail your letter to him. There are many variations of letter that seem to be used. Maybe some of the experts can give some better advise on how to word the letter.

    Good advice skydiver-----tax records, neighbors, post office are all places I've used. As far as letter goes---"Dear homeowner, I noticed your house at 222 main st. I am looking to buy a house in that neighborhood. If you are interested please contact me at xxx-xxxx.
    sincerely,"
    Simple works!
    What are you going to do with the house when you get it?

    The tax accessors office is a good place to start. If they have a new mailing address in the computer you can either write them a letter or call 411 for their phone number because now you have a new location for them and you can ask for the operator for the new city and address. Sometimes the homeowners don't call the tax accessor to update their new address. If this is the case, there is still hope. Chances are that the tax records will show you who the lat person was to live there (if they were the owner), and you can take those names and go to the next door neighbors and ask them ....... "Hey I'm trying to get in touch with Mr & Mrs __________, do you know where they have moved to?" This has worked for me before. You can also look up people with the same last name in the phone book and ask them if they are related because you are trying to find them. Hope this helps!

    Mel, I will use your draft letter to send to names that I did receive from tax records. I am currently working with an Investor (Bird Doggin) so I will see what happens once I send out the letter.
