Sherriffs Eviction Or Court Order Eviction?

To the experience real estate evictors... I'm pondering whether I should evict this tenants either by SE or COE... I know that SE is faster to process and even cheaper .. I just want to get these tenants out... its a Single family residence... beautiful neighborhood... no section 8 ... on m2m... this home i just purchase and these tenants gave a lot of trouble to their prior owner.... I need them out NOW! any suggestions... they already owe me for this month and have not fill out the lease aggrement and my other disclosures ....

    If they are on a month to month lease you should be able to ask them to leave...no need to evict unless they do not leave. My m2m lease has a clause that I can ask them to leave with 30 days notice. No reasons. Give them notice, in person and via mail (certified?). What does your (or actually prior landlords lease) lease have in it? Money can also be a good modivator. Offer to forgive the currently owed rent of they can get out this week. Offer a few dollars for moving costs etc. Offer the carrot first...then bring in the stick (court or sherriff). I just evicted someone. All it took was the threat of legal action. They left, but still owe me money. My court date is August 3. Don't expect to see any of the money again, but will try (they are dead broke).
