Going Flip Crazy, How to Find the Best Buyers!

Found a couple properties that you are really interested in and can put under contract?



Everything's going great until you realize you can't find anyone to flip it to? Relax, help is just around the corner.



You have to think hard, you have to really put your mind to work but you have to think about who really wants these type of properties. Think hard...they are beat up, need tons of work, and will take someone who knows what they are doing. Come on, I know you know the answer....



Rehabbers and Home Improvement people. I know, I know easy answer right...well not exactly, because these are the people you are trying to find no? So where are these hundreds of rehabbers and people who fix houses? Where is all this money that is supposedly sitting around looking for houses to fix up.



At your local Sheriff Sale Auction. If you have never gone to a Sheriff Sale Auction...GO!!!!!! I don't care what your excuse is or how awkward you may feel, just go and watch and learn. The people who are at these auctions are the best rehabbers in the business and guess what...they pay with CASH!



Go once and watch the process, actually keep track of the prices and addresses and then go back home and see how much those bad boys are going to make, but also realize how much cash they have. Then the next week, go back and make up some flyers or cheapo business cards that tell them you constantly get properties and are looking for rehabbers to flip them to. In addition, be kind and courteous and get each of their names, phone number, and what areas they look for.



In fact, put down a couple deals you have on paper to pass out before the auction. You have to be persistent because it will pay off. If these rehabbers know that you come across deals that will benefit them greatly without having to come to auction, guess who's going to win...yep you!



The second way to find people is a bit more labor intensive but it works...after you find a property, start calling every home improvement/contractor/builder in that area you can find and basically tell them your scenario, that you have a house that needs tons of repairs you are looking to get rid of for cheap. Do they buy houses or do they know of anyone who rehabs homes in the area? If they tell you someone that turns into a deal, then hit them back some cashola for saying thanks.

    I like to buy "wholesale" properties for buy and hold in Dallas Metro. area...recently I've closed several with Homevestors (assigning) their contract to me at closing...bring 'em on...especially east of Dallas.

      Excuse me for coming in at the tell end of this discussion...But who is homevestors? Is there an email address or a contact number on these folks. I'm a newbie at wholesaling/flipping currently living in GA and planning on moving to Nevada. Thanks for your help!

        Homevestors.com is based in Dallas and does bus in about 17 states...heavy advertising..."We buy ugly houses"...I have purchased from them, finding them good sellers, however, they've got to buy very tough, so I expect you'll be challenged to sell to them.

        Slow and steady...buy and hold...leave rehab deals to the "flippers"...20% down, 30 yrs. loans.

      Homevestors actually has a billboard in Sebring, FL that put a twist on their usual "we buy ugly houses".....it says "we're ugly and we buy houses". I about fell out of the car when I saw it!



      Just some late night humor.....
